We offer the following services:
Landlord and Tenant
Our work includes the grant of leases, assignment of leases, residential lease extensions, applications for new leases of business premises under the 1954 Act, defence of disrepair claims, and relief from forfeiture.
Land Registration Fraud
Fraud is on the increase, and fraudsters try to target empty properties or vulnerable people in a bid to falsify ownership of a property and then sell or transfer the property for profit. We are experienced at dealing with claims to seek remedies for our clients who have been subject to property fraud.
We offer a very personal, friendly (and reasonably priced) conveyancing service, dealing with the sale and purchase of houses, apartments, and flats, whether it is for individuals, companies, private use or investments purposes. We also handle re-mortgages. Let our team put your mind at rest with the legal matters, allowing you to concentrate on your important plans for the future.
We also deal with commercial property transactions concerning hotels, shops, restaurants, pubs and warehouses.
The Raising and Defence of Legal Proceedings
We are experienced at bringing and defending legal proceedings concerning properties.
We in particular act for both landlords and tenants concerning possession claims, evictions, and rent/service charge arrear claims.
Houses in Multiple Occupation
This can be a complex area for many landlord investors, with traps for the unwary landlord. Our consultant barrister Julian Hunt has extensive experience in dealing with HMO issues and is the author of a book on this subject.
The Defence of Council Tax and Business Rate claims
We are very experienced in relation to this area of the law- including defending bankruptcy proceedings issued by the Local Authority. Please come to us without delay, as applications to set aside liability orders need to be made promptly, as soon as you first become aware of the same.
We can also represent you in raising formal complaints to the Local Authority and (concerning Council Tax) appealing such assessments to the Valuation Tribunal.
We often act for leaseholders concerning lease extensions, including applications to Tribunals where extension terms cannot be agreed.
We handle claims against builders for defective work and unreasonable delay.
We are very experienced in defending statutory demands and also winding up/bankruptcy petitions, as well as applying to annul/rescind bankruptcy orders. Insolvency consists of a core area of our work.
We can also help if you are a landlord and your tenant is subject to an insolvency process.
Please contact us to discuss your requirements. We do not charge for an initial telephone call, or you can set up a fixed fee meeting- for 30 minutes, at £100 plus vat. You can also see us on the same day if your matter is urgent.
Our fees are reasonable and competitive. Our time costs usually range from £120-£250 per hour, depending upon the seniority of the fee earners carrying out the work.
We may also agree fixed fees depending upon the subject matter of the work.
