Our firm has an experienced Conveyancing Department with three seasoned Consultants; Mark Feldman, Simon Cooper and Julian Cohen, who have numerous years’ experience of conveyancing between them. We also have a two-year qualified solicitor assisting with the conveyancing caseload.
We are happy to provide quotes for any conveyancing work which we consider to be competitive in regards to the amount of work required.
In addition to our in-house expertise, we also have arrangements with a variety of mortgagees. However, if they are not on the panel, we can still represent you due to our connection with other firms of solicitors.
In particular, we can quote for the following work:
- The purchase of a house or flat;
- The purchase of business premises indeed other types of land;
- The acquisition of a sale or the lease of business premises;
- The acquisition of a buy-to-let property – and if it is so wished for the use of our knowledge of residential landlord and tenant laws to prepare tenancy agreements and to provide advice about letting out the property; and
- To represent developers concerning the purchase of a suitable plot or suitable land.
Conveyancing is potentially full of complexities, and it is never a good idea to choose a solicitor based solely upon price. We, therefore, offer fees that are reasonable and competitive.
Legal Dispute Resolution in relation to Conveyancing
We have a skilled Litigation Department which enables us to represent clients who feel that they have been let down by their previous conveyancing solicitors or where issues have arisen subsequent to the purchase of a property.
We can also assist where the other party to the conveyancing contract fails to complete, and if necessary we make an application to the Court for an order for specific performance of the contract.
Outside of the conveyancing process, we can also provide assistance in the following situations:
- Advice about boundary disputes which subsequently arise;
- Advice concerning rights of way and other easements and rights of light;
- Advice in relation to disputing service charges including by making an application to the First-Tier Type Tribunal;
- Applications to a Landlord for consent to carry out work/alterations to the property;
- Applications to a Landlord to change the permitted use of the property;
- Advice about restrictive covenants which affect the land and/or adjoining land;
- Professional negligence claim where issues arise after completion with such claims either against the conveyancing solicitor who acted for you and/or the surveyor;
- Claims in relation to nuisance or otherwise in respect of harassment or actions unreasonably affecting the use and your occupation of the property;
- In relation to flats extensions on applications to extend long leases; and
- Applications by long leaseholders of a flat for collective enfranchisement and/or right to manage (the Right to Manage legislation is fairly draconian in that long leaseholders may become personally liable for the cost of the Landlord if the application is dismissed by the Tribunal. This can be fairly expensive, and therefore it is necessary to try to get the matter right before making an application and incurring liability to pay the Landlord’s statutory costs and/or the Landlord’s costs of defending an application to the First-Tier Tribunal).
