Landlord and Tenant
This includes service of statutory notices, effecting possession proceedings, dealing with counter claims/complaints raised by tenants, defending unlawful eviction claims and assisting in relation to service charge disputes. We are pleased to also advise in relation to the right to manage and collective enfranchisement issues.
Commercial Leases
Our work in this category includes applications for a new lease under the 1954 Act, forfeiture of leases, dealing with disrepair claims and service charge disputes.
Extension of Long Residential Leases
We have experienced with this type of work. We can also recommend specialist surveyors who can assist in the determination of the amount of the premium for the lease extension.
Conveyancing
We also have a conveyancing department who can deal with the purchase and sale of property and the grant and assignment of leases.
Building disputes
This includes claims against builders for excessive delay, defective work and builders vacating the site with the work unfinished.
Houses of Multiple Occupation (HMO)
We are able to assist in relation to various HMO issues
We are also experienced in defending claims by the local authority for council tax as against the landlord.
Water Penetration / Neighbour Disputes / Boundary Disputes
We are experienced at dealing with these matters. Water penetration is relatively common. Anti-social behaviour is also unfortunately relatively common as well, as are issues arising from adjoining building works. If necessary, an injunction can be sought from the court. We undertake our best efforts to resolve these matters if possible without the need to go to Court.
